Foundation repair is not priced by the square foot. The price follows the cause, the method and how much of the structure needs work.

We do not publish a flat price because it would not be honest: two houses with the same crack can need very different repairs. What we can do is explain what drives the price, so you know what you are comparing when quotes come in.

What affects the price

How much has moved
A small problem in one corner costs less than movement across the whole structure.
The number of supports
The more piers or supports a building needs, the higher the cost.
The repair method and depth
Deeper piers and more involved methods cost more than simpler ones.
Access
Work that is easy to reach is quicker than work around obstacles or under the building.
Type of structure
Slab, pier and beam, home or commercial building: each calls for different work.
Water and drainage
Fixing the cause, such as drainage or a leak, can be part of the job.

How to compare quotes

A lower number is not always a better deal. Make sure each quote covers the same work.

  • Ask what method is proposed and why
  • Ask how many piers or supports are included
  • Ask what area of the structure the repair covers
  • Ask what is and is not included, and what the warranty covers
  • Get everything in writing

Common questions

How much does foundation repair cost?

It depends on the cause, the repair method, how many supports are needed, access and the size of the building. We do not quote a flat number without an assessment. Call for a free written quote.

Is the quote free?

We offer free quotes. We may visit the site before sending a written price.

Is foundation repair covered by homeowners insurance in Texas?

Often not. Standard homeowner policies commonly exclude foundation movement caused by soil conditions, while damage from a sudden plumbing leak may be covered under some policies. Check your policy and ask your insurer.

Do you offer a warranty on foundation work?

Yes. Our foundation work carries a 30-day warranty. What it covers is stated in your written quote or agreement.

Will the quote change once work starts?

Your written quote lists the scope of work and the price. If something unexpected comes up, we tell you before any extra work happens.
